    Roof Repairs at Crow Holdings Warehouse Facility
    Northboro, MA


    Project Scope: A roof condition survey was completed in 2004.

    Roof Facts:
    - The reported roof area is approximately 312,000 square feet (SF).
    - Portions of the building are reported to be approximately 18 years old and other portions are approximately 13 years old.
    - The roofs are a standing-seam, galvanized metal panel, low-slope roofs.

    Condition/Recommendations:
    The roof system appeared to be in good condition and functioning adequately. No significant physical deficiencies or issues were identified. Numerous routine maintenance items should be performed. However previous repairs to metal panel seams and flashings were evident; many were starting to show signs of deterioration. This metal roofing system is a good candidate for a protective coating installation (which includes repairing panel joints, re-securing fasteners, and new flashing), expected to be required within 2 to 4 years. We believe the total estimated repair costs of our recommendations would be between $550,000 and $650,000.
